Hollywood Lakes and the streets near the Intracoastal are low, with a high water table. Heavy rain and king tides back up drains and push water into garages and ground floors.
Many condo buildings along A1A and Hollywood Beach date from the 1960s and 1970s. Original cast-iron drain stacks and aging supply lines fail, and salt air speeds up the corrosion.
Leaks from the unit upstairsHistoric homes in Hollywood Lakes and mid-century homes across the city have older plumbing, plaster walls and older roofs. Leaks can hide for a while before they show up as stains or a musty smell.

Hollywood's east side, between the Intracoastal and the ocean and around Hollywood Lakes, carries the most tidal and storm-surge exposure, and much of it is in FEMA flood zones. The April 2023 storms flooded parts of Hollywood along with Fort Lauderdale.

In buildings from the 1960s and 1970s, cast-iron drain stacks and original pipes are often near the end of their life. Each leak should be dried properly, and if leaks keep coming back, the building may need a plumber to look at the pipes themselves.
Stay safe first, and stay out of standing water if outlets or cords could be under it. Once it's safe, move valuables up, use towels to slow the spread, and call us. Drying should start as soon as the water stops coming in.
