Mold Assessment

Mold Assessment and Mold Testing in Palm Beach & Broward

A mold assessment finds out whether there's a mold problem, where it is, how far it has spread and what's causing it. 1st Class Restoration's founder is a Florida-licensed mold assessor (MRSA5754), and we assess homes, condos and businesses in Palm Beach and Broward counties. Florida law doesn't let us remediate a property we assessed, so the report is yours to take to any independent licensed remediator. Call (728) 233-1041 to schedule.

A mold assessment tells you what's growing, where, how far it has spread and why. Our founder is a Florida-licensed mold assessor (MRSA5754). The report is yours to take to any independent licensed mold remediator.

Musty smell but no visible mold?

A musty smell usually means something is staying damp: inside a wall, under flooring, in the AC closet or in the ductwork. In South Florida the usual causes are slow plumbing leaks, AC condensate leaks, past flooding and homes closed up for the season with the AC off or set too high.

An assessment looks for the moisture source and checks whether mold is growing where you can't see it, so you know what you're dealing with before anyone opens a wall.

What a mold assessment includes

  • A walkthrough of the property and its water history
  • Moisture readings to track down the source
  • Sampling when it helps answer a real question
  • A written report with findings and, if needed, a remediation protocol that spells out what has to be removed or cleaned, and how

Florida law keeps assessment and remediation separate

Under Section 468.8419, Florida Statutes, a mold assessor's company can't remediate a property it assessed within the last 12 months. So if we assess your property, the removal has to be done by a different, independent licensed mold remediator.

That's the point of the rule: the company testing your property has nothing to sell you afterward.

When you may not need testing

If mold is visible and the cause is obvious, testing may not change the plan. Florida's licensing law covers mold areas larger than 10 square feet. For a small spot under that size with a known cause, the EPA says you can usually clean it yourself. We'll tell you honestly if an assessment isn't worth it.

Our process

How we handle mold assessment jobs

  1. Talk it through

Tell us what you're seeing or smelling. We'll tell you if an assessment makes sense.

  2. Inspect

Walk the property, check moisture and look for the source.

  3. Sample

Take samples only when they help answer a real question.

  4. Report

Get a written report and, if needed, a remediation protocol.

  5. Your choice of remediator

Hire any independent licensed mold remediator to do the work. Florida law doesn't let us remediate a property we assessed.

Questions

Mold Assessment FAQ

Do I need mold testing?

Not always. Testing helps when you smell mold but can't see it, after a water loss, for real estate or tenant questions, or to confirm a cleanup worked. If mold is visible and the cause is clear, testing may not change the plan.

If you find mold, can you remove it too?

Not on a property we assessed. Florida law (s. 468.8419, F.S.) says an assessor's company can't remediate the same property within 12 months. You'll hire an independent licensed mold remediator, and the protocol tells them exactly what to do.

Why does my house smell musty?

Usually because something is staying damp: a slow leak inside a wall, an AC drain or drain pan that overflowed, moisture under flooring, or a home that was closed up with the AC off. A musty smell doesn't always mean mold, but it does mean moisture worth finding. An assessment finds the source.
