Ownership
The restoration brand of 1st Class Facility Services, a veteran-owned company

A leak in a store, office, restaurant or warehouse costs you every hour it sits. We stop the water, dry the space and handle mold the way Florida law requires, with as little disruption to your business as we can manage.

Facility people, not just a cleanup crew

1st Class Restoration is the restoration team of 1st Class Facility Services. Commercial facility work is where we started: our parent company already maintains commercial sites, including locations of national brands. We know a property manager needs a clear answer, a clean work area and a record they can pass up the chain.

We work for property and facility managers, HOA and condo association boards, and owners and operators of retail stores, restaurants, offices, medical offices and warehouses.

Commercial water and mold problems we handle

We handle water removal, drying, cleanup and mold work. We don't do rebuild, reconstruction or roofing. If a storm opens the building, we can board up and protect it while your own contractor handles repairs.

24/7 emergency response

Leaks don't wait for business hours. Call any time, day or night, and talk to us directly about what's happening.

Less downtime

We plan the work around your operation: contain the affected area so the rest can stay open where it's safe, and schedule after-hours or weekend work when the job allows.

Documentation you can hand off

Photos, moisture readings and a written summary of what we found and what we did, so owners, boards and managers all see the same record.

Simple, direct billing

Your business pays us directly. We don't bill insurance companies or handle claims, but our documentation is ready to submit to your carrier.

Florida-licensed for mold

Our founder holds both Florida mold licenses: assessor MRSA5754 and remediator MRSR5743. Look them up on the state's website.

Veteran-owned

How it works

How we run a commercial job

  1. Call us

Tell us what happened and where. We'll tell you what to do to limit the damage until we arrive.

  2. Walkthrough & free estimate

We find the source, map the moisture and give you a free on-site estimate before work starts.

  3. Plan around you

We agree on hours, access, containment and who gets updates: tenants, staff, the board or the owner.

  4. Dry, clean & contain

Remove water and damaged materials, dry the structure and keep the work area separated from the rest of the building.

  5. Report & close out

Confirm materials are dry and clean, then send photos and a written summary for your records.

Mold in commercial buildings

Mold assessment and remediation, kept separate

Florida requires a license for mold assessment and for mold remediation of areas over 10 square feet, and it bars one company from doing both on the same property within 12 months (s. 468.8419, F.S.). We offer them as two separate engagements and tell you up front which one you need.

Questions

Commercial restoration FAQ

Do you respond to commercial emergencies after hours?

Yes. We answer 24/7, including nights, weekends and holidays. Call (728) 233-1041.

Can you work around our business hours?

Usually, yes. Emergency water removal starts right away, but much of the follow-up work can be scheduled early, late or on weekends. We'll plan it with you at the walkthrough.

Do you bill our insurance company?

No. Your business pays us directly, and we don't bill insurers or handle claims. We provide photos and a written summary of the work that you can submit to your carrier.

What documentation do we get?

Photos of the damage and the work, moisture readings and a written summary of what we found and what we did. It's written so an owner, board or property manager can follow it without being on site.

Can you test for mold and remove it in our building?

Not on the same property within 12 months. Florida law (s. 468.8419, F.S.) keeps mold assessment and mold remediation separate. We offer each as its own engagement, tell you which one you need, and help you find an independent licensed pro for the other.

Is the estimate really free?

Yes. We come out, look at the damage and give you a free on-site estimate for the work. For mold, an estimate for remediation work isn't a mold assessment. Assessment is a separate service under Florida law.

Do you handle repairs or rebuilding after the cleanup?

No. We handle water removal, drying, cleanup and mold work. We don't do rebuild, reconstruction or roofing, so you'll use your own contractor for repairs once the space is dry and clean.

Can you help with other facility trades?

1st Class Restoration is part of the 1st Class Family of Trades under 1st Class Facility Services, which also covers HVAC, electrical and drain cleaning. Ask us when you call, or visit 1stclassfs.com.
