Mold Remediation
Mold remediation is the contained removal of mold growth and the materials it has damaged. 1st Class Restoration's founder is a Florida-licensed mold remediator (MRSR5743), and we remove mold from homes, condos and businesses in Palm Beach and Broward counties, often after an AC leak, a plumbing leak or a flood. Call (728) 233-1041, 24/7, for a free on-site estimate.
Removing mold the right way means containing it, taking out what's affected and dealing with the moisture behind it. Our founder is a Florida-licensed mold remediator (MRSR5743).
Most mold starts with water: a slow leak behind a wall, an AC closet that overflowed, a ceiling that got wet and was painted over, or flooring that never fully dried after water damage. Common spots are behind drywall, in AC closets and around air handlers, on ceilings under attic units, under sinks and in closets on exterior walls.
Removing mold without fixing the moisture means it comes back, so we flag the source before we start.
A musty smell often means hidden moisture or mold inside a wall, under flooring or in the AC system. If you can't see where it's coming from, a mold assessment from a licensed assessor can find it. Keep in mind that whichever company assesses your property can't also remediate it within 12 months.
Under Section 468.8419, Florida Statutes, a mold remediator's company can't assess a property it remediated within the last 12 months, and a mold assessor's company can't remediate a property it assessed. We offer remediation as its own service.
If you have a protocol from an independent licensed mold assessor, we work from it. After the work, an independent licensed assessor can confirm the area is clean.
Florida's mold licensing law covers mold remediation of areas larger than 10 square feet. For a small spot under that size with a known cause, the EPA says you can usually clean it yourself. If it's bigger or keeps coming back, call a licensed remediator.

Our process
Start from a written protocol, ideally from an independent licensed mold assessor.
Seal off the work area and set up HEPA air filtration.
Take out mold-damaged porous materials.
HEPA vacuum, clean remaining surfaces and dry the area.
An independent licensed assessor can confirm the area is clean before it's closed up.

Questions
It's often a good idea. A written protocol from an independent licensed assessor defines the scope, and a check afterward confirms the work. Because of Florida's 12-month rule, that assessor can't be us on the same property.
No. A free on-site estimate covers the scope and price of the remediation work. A mold assessment (inspection, sampling and a written report from a licensed assessor) is a separate service, and Florida law doesn't let us do both on the same property within 12 months.
Not on the same property within 12 months. Section 468.8419, Florida Statutes, bars a mold remediator's company from assessing a property it remediated, and an assessor's company from remediating a property it assessed. It keeps the testing independent. We offer remediation and assessment as separate services and tell you up front which one you need.
Quickly. The U.S. EPA advises drying water-damaged materials within 24 to 48 hours to help prevent mold growth, and South Florida's heat and humidity don't help. If drywall, flooring or cabinets stayed wet longer than that, have them checked.
No. Bleach can lighten surface stains, but it doesn't fix mold growing inside porous materials like drywall, and it doesn't fix the moisture causing it. The EPA doesn't recommend bleach as a routine part of mold cleanup.
